Short answers on the SEAI windows and doors grant, who qualifies and how to claim. The longer guides go into detail, with sources.

The grant

How much is the SEAI windows and doors grant?

SEAI pays €4,000 for a detached house, €3,000 for a semi-D or end of terrace, €1,800 for a mid-terrace and €1,500 for an apartment, plus €800 per external door for up to two doors (seai.ie, checked 28 October 2026).

Who qualifies?

Homes built and occupied before 2011, with an MPRN, replacing single or older double glazing, with a BER showing Good or Very Good heat loss. The work must be done by an SEAI-registered contractor.

What is the heat loss test?

Your BER advisory report must show Good or Very Good heat loss. That means a Heat Loss Indicator of 2.3 or lower, or a home whose roof and walls are already rated Good (seai.ie). If your home doesn't meet it, upgrade the insulation first and then apply.

When did the grant open?

Monday 2 March 2026. Work ordered or started from 27 January 2026 may still qualify if it meets the rules.

Windows and doors

Do I have to replace every window?

No. But the windows grant is once per property.

Are roof windows included?

Yes. SEAI includes roof windows and skylights.

What U-value do new windows need?

1.4 W/m²K or better.

Can I get the door grant on its own?

Yes. Windows only, doors only, or both.

Do I need a BER after the work?

Yes. A post-works BER is required, and it is grant-aided.

Applying

Can I start before I'm approved?

No. There's no backdating, apart from work ordered or started from 27 January 2026.

Apply myself or use a One Stop Shop?

Apply yourself and SEAI pays you after. A One Stop Shop applies for you and takes the grant off the price up front.

Is there a window grant for over 66s?

Your council's Housing Aid for Older People grant can cover repair or replacement of windows and doors. It's means-tested, up to €10,700, with a €75,000 household income limit. Some councils have closed 2026 applications.

Can landlords apply?

Yes. SEAI lists homeowners, landlords, companies and owner-management companies, approved housing bodies and registered charities.

What is an MPRN?

Your Meter Point Reference Number. It's on your electricity bill. SEAI uses it to identify your home and look up its BER and past grants.

Does the grant depend on how many windows I replace?

No. The windows grant is a fixed amount by home type, for three windows or for all of them.

Do I need planning permission for new windows?

If your home is a protected structure or in an architectural conservation area, changing the windows can need permission, so check with your council's planning office first. If you're changing how the front of the house looks, ask the council too.

Can I get the grant on a holiday home?

SEAI's grant rules are about the home, its MPRN and its BER. Ask SEAI directly about a home that isn't your main residence before you apply.

What if my BER is very old?

A BER assessor can review older reports or carry out a new pre-works BER. Your heat loss rating needs to be Good or Very Good.
