SEAI window grant

A fixed grant of €1,500 to €4,000 towards new windows, by home type. Who qualifies, which windows count and the heat loss test.

windowgrants.ie is not SEAI or a government body and does not award grants.

Figures checked against seai.ie on 28 October 2026. How we check

SEAI pays €4,000 for a detached house, €3,000 for a semi-D or end of terrace, €1,800 for a mid-terrace and €1,500 for an apartment, plus €800 per external door for up to two doors (seai.ie, checked 28 October 2026).

It opened on 2 March 2026. To get it, your home must be built and occupied before 2011 and pass a heat loss test on its BER, and the windows must be fitted by an SEAI-registered contractor (seai.ie).

How much the window grant is

SEAI pays a fixed amount by home type. It doesn't depend on how many windows you replace or what they cost.

Who can get it

  • An MPRN, and a home built and occupied before 2011 (seai.ie).
  • You're replacing existing single-glazed or older double-glazed windows.
  • New windows reach a U-value of 1.4 W/m²K or better.
  • The home's BER advisory report shows Good or Very Good heat loss: a Heat Loss Indicator (HLI) of 2.3 or lower, or roof and walls already rated Good (seai.ie).
  • A post-works BER is done after the windows go in. It is grant-aided.
  • You use an SEAI-registered contractor.
  • The windows grant is once per property. You don't have to replace every window.
  • No backdating. Work ordered or started on or after 27 January 2026 may still qualify if it meets the rules.

SEAI also lists who can apply: homeowners, landlords, companies and owner-management companies, approved housing bodies and registered charities (SEAI, 20 Feb 2026).

Which windows count

The grant is for replacing single-glazed windows and older double-glazed windows (SEAI, 20 Feb 2026). Roof windows and skylights are included. The new windows must reach a U-value of 1.4 W/m²K or better. Your contractor should give you the U-value of the windows they quote, in writing.

You don't have to replace every window. The windows grant can only be claimed once for a property, so do the windows that matter in one go.

The heat loss test

This is the rule that catches people out. Before SEAI pays for windows, your home has to hold its heat reasonably well already. Your BER advisory report must show Good or Very Good heat loss. If it doesn't, insulate the attic or walls first and then apply. Window grant eligibility shows how to read your BER.

Two ways to claim it

Apply yourself, and SEAI pays you after the work. Or go through a One Stop Shop, which applies for you and takes the grant off the price at the start. See One Stop Shop or apply yourself.

Dates

  • Applications opened on Monday 2 March 2026 (seai.ie).
  • Orders placed or work started on or after 27 January 2026, the date of the government announcement, may still qualify if they meet the scheme rules and used a registered contractor.
  • Before that, the windows grant was only available through a One Stop Shop as part of a whole-home upgrade to at least a B2 BER.

Questions people ask

How much is the SEAI window grant?

SEAI pays €4,000 for a detached house, €3,000 for a semi-D or end of terrace, €1,800 for a mid-terrace and €1,500 for an apartment, plus €800 per external door for up to two doors (seai.ie, checked 28 October 2026).

Do I have to replace all my windows?

No. You don't have to replace every window. The windows grant is once per property, so plan the windows you want in one job.

Are roof windows and skylights included?

Yes. SEAI includes roof windows and skylights (SEAI, 20 Feb 2026).

What U-value do the windows need?

1.4 W/m²K or better. Ask the contractor to put the U-value of the windows in writing.

Do I need a BER?

Your BER advisory report must show Good or Very Good heat loss. That means a Heat Loss Indicator of 2.3 or lower, or a home whose roof and walls are already rated Good (seai.ie). If your home doesn't meet it, upgrade the insulation first and then apply.
