Guide
Window replacement cost after the grant
The grant is fixed by home type. Your price depends on the windows. Here's how the two fit together.
windowgrants.ie is not SEAI or a government body and does not award grants.
Figures checked against seai.ie on 28 October 2026. How we check
We don't publish window prices here. We looked for Irish window companies that publish dated prices with VAT stated, and didn't find any we could cite. Here's what decides your price instead, and exactly how the grant comes off it.
The grant is fixed by home type: €1,500 to €4,000 for windows, plus €800 per door for up to two (seai.ie).
How the grant comes off your price
The SEAI grant is a fixed amount. It doesn't go up if your quote is higher. So what you pay is:
Your quote, incl. VATless the SEAI grant for your home type
| Home type | Windows grant | Doors (up to two) | Most you can get |
|---|---|---|---|
| Detached house | €4,000 | €800 each | €5,600 |
| Semi-D or end of terrace | €3,000 | €800 each | €4,600 |
| Mid-terrace | €1,800 | €800 each | €3,400 |
| Apartment | €1,500 | €800 each | €3,100 |
Because the grant is fixed, it covers a bigger share of a smaller job. On a large detached house with many windows, it covers less of the total.
What decides the price of new windows
- How many windows, and how big. The biggest factor. Count them before you ring.
- Frame material. uPVC, aluminium, timber and aluminium-clad timber all cost differently.
- Glazing. Double or triple glazing. The grant needs a U-value of 1.4 W/m²K or better, so check what the quote gives you.
- Window style. Casement, tilt-and-turn, sliding sash and bay windows all differ in price.
- Fitting. Taking out the old frames, making good the reveals inside and out, and new sills.
- Access. Upstairs windows over a conservatory or extension may need scaffolding.
- Doors. External doors are priced separately, and get €800 each from SEAI, up to two.
Costs around the grant
- A BER. You need a BER showing Good or Very Good heat loss before, and a post-works BER after. The post-works BER is grant-aided.
- Insulation first, if needed. If your home fails the heat loss test, insulation comes first. It has its own SEAI grants.
- VAT. Ask for a written price that states the VAT.
Getting a quote you can compare
- The number of windows and doors, and each one's size and style
- The frame material and the glazing
- The U-value of each window, in writing
- What's included: removal, disposal, making good, sills
- The VAT, stated
- That the contractor is SEAI-registered
Compare quotes line by line, not just the total. A lower total can leave out making good or sills.
A worked example, without a price
You own a semi-D and replace the windows and the front door. SEAI pays €3,000 for the windows and €800 for the door: €3,800 in all. Apply yourself, and you pay the contractor's full price and SEAI pays you €3,800 after the work and the post-works BER. Through a One Stop Shop, the €3,800 comes off the price up front.
Why we don't show prices
Every figure on this site has to come from a source we can link to, with a date and its VAT status. The window price pages we found gave loose ranges with no VAT stated, so we left them out rather than guess. When the contractor rings, ask for a full written price.
Questions people ask
How much do new windows cost after the grant?
Your quote, including VAT, less the fixed SEAI grant: €4,000 detached, €3,000 semi-D, €1,800 mid-terrace or €1,500 apartment, plus €800 per door for up to two.
Does a bigger quote get a bigger grant?
No. The grant is a fixed amount by home type.
Why don't you publish window prices?
We only publish figures we can source, date and state the VAT for. We didn't find Irish window price pages that met that bar.
Is triple glazing worth it for the grant?
The grant only needs a U-value of 1.4 W/m²K or better, and good double glazing can reach that. Triple glazing costs more. Ask the contractor for both options with their U-values.
What else should I budget for?
A BER if you don't have a recent one, and insulation if your home fails the heat loss test. The post-works BER is grant-aided.
