SEAI grant amounts 2026: windows and doors
The windows grant by home type, the door grant, the most you can get, and the 2026 changes by date.
windowgrants.ie is not SEAI or a government body and does not award grants.
Figures checked against seai.ie on 28 October 2026. How we check
SEAI's windows grant is a fixed amount by home type: €1,500 for an apartment, €1,800 for a mid-terrace, €3,000 for a semi-D or end of terrace and €4,000 for a detached house.
Each external door adds €800, up to two doors, so the most is €5,600 for a detached house. All figures checked against seai.ie on 28 October 2026.
Windows and doors grants by home type
| Home type | Windows | 1 door | 2 doors (most you can get) |
|---|---|---|---|
| Detached house | €4,000 | €4,800 | €5,600 |
| Semi-D or end of terrace | €3,000 | €3,800 | €4,600 |
| Mid-terrace | €1,800 | €2,600 | €3,400 |
| Apartment | €1,500 | €2,300 | €3,100 |
Doors only: €800 per external door, up to two (SEAI, 20 Feb 2026). SEAI's own "up to" figure is €5,600.
The rules behind the figures
- A home built and occupied before 2011, with an MPRN.
- A BER advisory report showing Good or Very Good heat loss: HLI 2.3 or lower, or roof and walls rated Good.
- New windows at a U-value of 1.4 W/m²K or better.
- Single-glazed or older double-glazed windows being replaced. Roof windows and skylights count.
- An SEAI-registered contractor, approval before work starts, and a post-works BER.
- The windows grant is once per property.
Council grant for over 66s
Separate from SEAI: your council's Housing Aid for Older People grant can cover repair or replacement of windows and doors. Dublin City Council's bands (Dublin City Council, checked 28 October 2026):

What changed in 2026
Dated changes to SEAI home energy grants this year, each linked to where we confirmed it.
Windows and doors grant announced
Work ordered or started since the government announcement on 27 January may qualify, if it meets the scheme rules and uses a registered contractor. Grants can't be backdated beyond that (seai.ie windows and doors page).
Cavity wall grants increased
SEAI raised its cavity wall insulation grants. Wall insulation is one way a home passes the heat loss test for windows (seai.ie wall insulation page).
Windows and doors applications open
Applications for the standalone windows and doors grant opened on Monday 2 March 2026 (seai.ie windows and doors page). Before this, windows and doors were only funded through a One Stop Shop as part of an upgrade to at least a B2 BER (SEAI blog).
Better Energy Homes expanded
- A €2,000 grant for scrapping a fossil fuel heating system and installing a heat pump.
- Higher attic and cavity wall grants extended to landlords renting to HAP or RAS tenants.
- Solar PV and solar thermal grants extended to homes built and occupied before 2025.
- A new grant for home battery storage.
The windows and doors amounts on Citizens Information's page match SEAI's: €1,500 to €4,000, plus €800 per door, up to two.

What this table doesn't cover
Attic and wall insulation, heat pumps and solar have their own SEAI grants. For wall insulation, our sister site cavitywallinsulation.ie keeps the same kind of table.
