SEAI's door median is for a doors upgrade, which may be one door or two.

Why is the apartment grant smaller?

Apartments have less window. On SEAI's BER register, the median apartment built before 2011 has 9.24 m² of window, against 16.97 m² for a semi-D and 23.74 m² for a detached house (SEAI's BER register, 172,553 apartment certificates). The grant falls roughly in line with it.

Do apartments pass the heat loss test?

More often than houses. The grant needs Good or Very Good heat loss on the BER advisory report after the work, and an HLI below 2.3 meets it (seai.ie). The median apartment on the register already has an HLI of 1.88, below the line, while the median detached house is at 2.65 (SEAI's BER register). Apartments share walls, floors and ceilings with their neighbours, so less heat escapes. Check your own BER: the median isn't your home. How to read your BER.

Who applies: the owner or the management company?

Either can. SEAI lists homeowners and owner management companies among the people who can apply, as well as landlords and Approved Housing Bodies (seai.ie). An owner applies for their own apartment with its own MPRN. If the windows belong to the building under your lease, talk to the management company before you get a price: it may need to agree the work, the frame style and the colour.

What else to check in an apartment

  • Your lease and the house rules: who owns the windows and the front door.
  • Whether the management company is planning a whole-building job.
  • Access for the fitters and the post-works BER assessor.
  • Ask for the U-values (1.4 W/m²K or better) and the VAT in writing.
